Buying Property in Italy? Legal Real Estate & Relocation Assistance for Foreign Buyers
We don’t sell houses. We protect your investment and your life in Italy.
Buying property in Italy can be a dream — or a legal and financial nightmare if done without proper guidance.
Our firm provides independent legal and strategic real estate assistance to foreign clients who wish to buy property and relocate to Italy safely, transparently, and efficiently.
We do not act as real estate agents. We act exclusively in your interest.
Buying a house in Italy is not like buying in the US or UK. Italy offers the “Dolce Vita,” but its real estate market is famous for its bureaucracy and hidden risks. Unlike in Common Law countries, real estate agents in Italy represent both the buyer and the seller, which can create a conflict of interest.
Without an independent Italian Real Estate Lawyer on your side, working for you, you may face severe risks:
Lost Deposits and any previous payment
Signing a binding “Proposta d’Acquisto” without proper “Safe Exit” clauses. Or, any other payment you did in advance because of frauds or other non-refundable taxes.
Illegal Construction
Purchasing a home with unauthorized modifications (abusi edilizi) that make it unsellable.
Hidden Debts
Inheriting the seller’s unpaid condominium fees or tax liens (in the best case scenario). Or, even worst, the property is under judicial procedures (and the seller didn’t tell you anything about).
Inheritance Claims
Losing your property rights due to complex “Donazione” (donation) laws or, also, for any other inheritance legal claims (or pending judicial procedures).

Frequently Asked Questions
Find answers to commonly asked questions about our Italy real Estate assistance
Do I need a lawyer to buy a house in Italy?
While not mandatory by law (only a Notary is), it is highly recommended for foreigners. The Notary is a neutral state official who registers the title, but they do not negotiate for you or perform the deep technical due diligence required to uncover illegal renovations.
Can I buy property in Italy before getting my Residency Visa?
Yes. Depending on your country of origin (reciprocity principle), you can buy property. However, owning property does not automatically grant you a visa. We can coordinate your purchase with your Elective Residence Visa or Investor Visa for Italy application.
What is “Due Diligence” in Italian Real Estate?
It is a comprehensive investigation into the property’s history. We check the Land Registry (Catasto), verify building permits (Urbanistica), check for structural issues, and ensure there are no third-party claims on the property.
What are the closing costs in Italy?
Generally, you should budget between 7% and 10% of the purchase price for taxes (Imposta di Registro), Notary fees, and agency commissions. We provide a detailed cost breakdown before you make an offer.
